Introduction Only:

          guidelines;

·         Carry out accompanied viewings (as appropriate )

·         Market the property and advertise on relevant portals

·         Erect board outside property in accordance with Town and Country Planning
          Act 1990

·         Advise on non-resident tax status and HMRC (if relevant)

Lettings Service:

Amendment Fee

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Tenancy Renewal Fee

Tenant checks, contract negotiation, amending and updating terms and arranging a further tenancy and agreements (Non-housing act tenancies only).

Early termination at Tenant’s request

Should the tenant request to terminate their tenancy agreement early,
they shall be liable for the costs incurred to the Landlord and Charlesons
(re-letting, rent due as per tenancy and Surrender of tenancy)

The payment cannot exceed the loss suffered by the landlord or reasonable costs incurred by the letting agent.

The charge is TBC at point of surrender

 

End of Tenancy

 

Check Out Fee

Third party company attending the property to undertake an updated schedule of Condition based on the original inventory and negotiating the repayment of the security (Non-housing act tenancies only)
